Relax in the lounge with boardgames or watch TV powered by our fast & free WIFI. If it’s nice weather you can also sit in the garden to relax around the garden table.
There are three separate bedrooms, each with plenty of space to unpack your suitcases. Two bedrooms have beds that can be set up as king size or twins & the third is a single bedroom. There is also a sofa-bed downstairs which is available on request. Whatever bed you sleep in you are guaranteed a great nights sleep with crisp bedsheets and cosy blankets.
The upstairs bathroom has a full sized bath & powerful shower as well as fluffy towels. There is also a separate downstairs toilet.
You can be in charge of your own laundry, as there is a washing machine and a clothes dryer as well as the use of an iron & ironing board.
There is always plenty of street parking.
There is CCTV at the front entrance for your comfort.
We very much welcome guests who want to stay just for a couple of nights or for a few weeks. For those staying longer than a week, our professional house keeping team will be in bi-weekly by arrangement to clean, & provide fresh linen and towels.

Great stay - very good condition with everything you would need. Beds very comfortable and automatic heating made our arrival at night very cosy straight away. As the house is great for families - a little step stool and toilet seat or potty would make a helpful addition but we really found it fit for our purpose with plenty of space.

We had the best stay! Rowena and Tracy were super responsive and answered any questions we had - they were the most communicative hosts I've ever had! Very cosy, homely, easy to find and easy to find anything we needed inside too. We stayed for Christmas and it was just perfect - even a large dining room table which made the whole day as well as a well furnished kitchen. Couldn't have asked for more!

Such a lovely house, exactly what we needed for our weekend trip! Very clean yet cozy and homely at the same time and a good location too being close to the centre of Derby. The house is on a main road so you will hear cars going at night if you are a very light sleeper, but other than that we can’t fault the place at all and will definitely be booking again! Thank you for having us xx
